The Block expert and high-profile buyer’s advocate Frank Valentic has listed his incredible Art Deco gem in Elwood.
The Advantage Property Consulting director and Michelle Valentic are selling the impressive house at 20 Normandy Rd with a $4.5-$4.9 million price guide.
Mr Valentic told Property Confidential the coronavirus property downturn made it a good time for him to downsize.
“There have been some really big sales in Elwood recently, including a $6.5 million sale by a restaurateur (Teague Ezard) and a price record is likely going to be set soon at Kath and Kim star Jane Turner’s house,” Mr Valentic said.
“It’s a good time for the top-end of the market and I’m looking to capitalise on that strength.”
The grand house, named Normandy after its prestigious street, was originally built in about 1948.
Original features include marble-topped fireplaces, etched glass doors, curved windows and a cocktail cabinet.
A renovation added resort-style flair to the house, including modern living rooms, a large kitchen with Smeg appliances, a pool and a self-contained studio containing a bedroom, bathroom, sauna and gym.
Marshall White Bayside agent Barb Gregory said the location, just around the corner from the beach, was particularly special.
“It’s a landmark home on such a large landholding of 1000sq m, which is quite rare in the Elwood precinct,” Ms Gregory said.
“It offers extremely comfortable living the way it is but also provides massive potential for somebody to renovate and take it to the next level if they want.”
She said a lot of Elwood residents had inspected the property, looking to upsize into a “forever home”.
Mr Valentic said he hoped to sell the rental above its $870,000-$950,000 price guide.
Both properties are for private sale, with an expressions of interest campaign closing for Elwood on June 30.
